Description

This course examines when, why, and how licensees use particular amendments and exhibits. Students will learn the difference between an amendment and an exhibit and how to identify and use forms dealing with contingencies, back-up agreements, earnest money, termination and release, closing dates, possession, temporary occupancy, vendors, inspections, and improvements.

 

Course Objectives

Upon completion of this course, the student will be able to:

- Explain the differences between an exhibit and an amendment; Identify a condominium legal description exhibit form; Identify a survey resolution exhibit form; Assess which of these forms are required for a transaction; Correctly complete the forms needed in the transaction
- Identify the Sale or lease of buyer's property contingency exhibit form; Identify the Amendment to remove contingency of sale or lease of buyer's property form; Identify the Back-up agreement contingency exhibit form; Assess which of these forms are required for a transaction; Correctly complete the forms needed in the transaction
- Identify the following forms: Earnest money held by seller exhibit; Earnest money transfer to the seller amendment; Termination and release agreement; Notice to unilaterally extend closing date up to seven days; Change closing/possession Date amendment form; Temporary occupancy for buyer prior to closing exhibit form; and Temporary occupancy agreement for the seller after closing exhibit; Assess which of these forms are required for a transaction; Correctly complete the forms needed in the transaction
- Identify the following forms: Vendor list; Broker's authorization to hire a vendor; Remove inspection contingency; Notice to unilaterally extend inspection period; Address concerns with property; Notice of decision to terminate agreement form; Buyer's authorization to make repairs and/or improvements prior to closing; Escrow agreement; Assignment of purchase and sale agreements rights; Notification; and Broker's information disclosure; Assess which of these forms are required for a transaction; Correctly complete the forms needed in the transaction
- Identify the various other provisions needed to complete transactions in an efficient and ethical manner; Identify the various worksheets needed to complete transactions in an efficient and ethical manner; Assess which of these forms are required for a transaction; Correctly complete the forms needed in the transaction
- Explain the differences between an exhibit and an amendment; Identify a condominium legal description exhibit form; Identify a survey resolution exhibit form; Assess which of these forms are required for a transaction; Correctly complete the forms needed in the transaction
