Georgia Real Estate License: How to Pass the Exam

How to Get a Real Estate License in Georgia 

To become a real estate agent in Georgia and represent buyers and sellers in real estate transactions, the candidates must go through a required process. 

The Georgia Real Estate Commission (GREC) requires candidates to complete the following six steps to obtain a salesperson license: 

  1. Complete 75 Hours of Approved Pre-License Education
  2. Pass the Course Final Exam
  3. Submit Fingerprints & Pass a Criminal Background Check
  4. Pass the Georgia Real Estate License Exam
  5. Find a Sponsoring Broker to Work Under

Before you begin the process, make sure you fulfill the following prerequisites:

  • Be at least 18 years of age.
  • Hold a high school diploma or its equivalent.

After completing the required Georgia 75 hours of pre-licensing education course and passing the course final exam, students must take the Georgia Real Estate Licensing Exam at a PSI Testing Center within six months of completing their coursework.

How many questions are on the Georgia real estate exam? 

The agent exam consists of 152 multiple-choice questions and is broken up into two distinct sections, the National Portion, and the State-Specific portion. Students are required to pass these two sections to pass the exam. There are 100 national exam questions and 52 state questions that focus specifically on Georgia real estate license laws and regulations. 

The national portion covers seven topics:

  1. Agency relationships and contracts (28 questions)
  2. Real property ownership/interest (13 questions)
  3. Finance (14 questions)
  4. Real property (14 questions)
  5. Marketing regulations (purchase and rental) (10 questions)
  6. Property management (8 questions)
  7. Real estate calculations (13 questions) 

There are three types of questions you can expect to see on the exam: 

  1. Analysis questions: intended to examine how well you analyze information and develop solutions. 
  2. Application questions: intended to examine how well you apply the information you know to different cases. 
  3. Recall questions: intended to test memory on specific facts and information. 

Moreover, the Georgia salesperson exam has as many as 13 math questions. Keep in mind, it’s always subject to change, but nonetheless, you should be prepared for the math questions.

You will have four hours to complete the exam and you will receive your score immediately after you’ve finished. 

How hard is the real estate exam in Georgia? 

The exam can be difficult, but students shouldn't feel intimidated by it. During your pre-license training, pay close attention, and take studying seriously. If you put in the necessary effort, you have a good chance of passing, even on your first attempt.

You must answer at least 75% of the questions correctly to pass your Georgia real estate license exam. Candidates take the course final exam on a computer at the testing facility, in the presence of a proctor. You can take your exam without having any computer experience or typing skills. 

Fortunately, if you adequately prepare, the real estate exam should not feel overly difficult. Passing the real estate exam is achievable if you read all the material, pay attention in class, take notes, and complete all the practice tests. The amount of work you put into your preparation will directly correlate with how difficult the exam will be for you.

How much is the Georgia real estate exam?

Many candidates need to take the Georgia real estate exam more than once until they pass. It costs $121 each time you take the test and there is also a $25 handling fee applied in case of a declined credit card transaction. Be certain to study as much as possible to avoid having to retake the exam. If scheduling your appointment online, you must pay the full amount with a credit card when scheduling the exam, and exam fees are nonrefundable. Cashier's checks are also another payment option.

How to Pass Georgia Real Estate Exam 

You should study everything you can about the topics specified in the content outline as you get ready to take the Georgia real estate licensing exam. You should be knowledgeable on each topic to correctly respond to any questions about the topic. 

Remember, the questions are multiple-choice, therefore, if the correct answer doesn’t stand out right away, use the process of elimination to determine the best answer.

Maintain a good pace throughout the exam and reread each question after you have chosen the best answer to ensure you read everything correctly and chose the appropriate option. Keep an eye out for terms like "must" and "always" in the questions and create flashcards to help you memorize terms, dates, and formulas. 

Lastly, practice tests are a valuable tool because they help you determine which topics you already know and which topics you still need to work on.

I completed my exam, now what? 

Before obtaining your license, you must first pass a background check and be associated with a current and active Georgia sponsoring broker. 

You must report to the testing supervisor after finishing the Salesperson exam to get your score report. The score report provides your exam result and diagnostic scoring information for topics you did not pass. 

If you pass, you’ll receive a Certification of Accuracy Statement. The certification is required to apply for a real estate license. You may be able to obtain an active license the same day if you took the test in the morning, presented the required documentation, and had a sponsoring broker by the time you passed.

Otherwise, you must apply for an inactive license while you look for a sponsoring broker. You can then return to the test center later with the unsigned Certification of Accuracy Statement and other necessary documents to obtain your license. There is a license fee of $170. After 12 months, applicants must finish their applications or retake the exam.
