For instance, even though real estate agents and Realtors deal with real estate and have licenses to do so legally, they are distinct when it comes to their roles.
Real estate agent vs. Realtor
Some states require additional background checks and insurance before agents are allowed to represent buyers and sellers. However, in some states, many agents practice their trade successfully without certification. In an industry in which success depends on reputation, a title may not carry as much weight as anticipated.
A Realtor is a trademarked term and refers to a real estate agent who is a member of the NAR or the National Association of Realtors. This is the largest trade association in the US. The main difference between a Realtor and another agent is that the former are bound by a set of guidelines and ethics which protects their clients.
A real estate agent who wants to join the NAR and become a Realtor has to agree and adhere to those standards of practice. The code is revised on an annual basis and the changes reflect current issues in real estate law and its practice.
The ideology behind the code is to treat all parties and clients honestly. Even though the main responsibility of a selling or buying agent is towards his/her client, a Realtor is duty bound all parties involved in the transaction. That means they cannot mislead or withhold information from the opposing agent or his/her client.
The NAR code of ethics is what sets Realtors apart from other real estate professionals who are not part of the organization. Even though most state education systems teach the code in their licensing programs, Realtors have to follow it to the letter. The main benefit of joining the NAR is the professional reputation of its members – the idea is that clients will be more willing to work with agents who are sworn to honesty.
Violation of the codes and standards can revoke a Realtor’s membership from the NAR. This includes portraying unrealistic expectations about the market, misleading clients about fellow real estate professionals among others.
In addition, NAR members are linked to a community where they can learn best practices and improve chances of their success. This includes access to conferences and CE courses that can help them polish their skills and improve their prospects.
