There are probably thousands of licensed real estate brokers in the state of Texas doing their best of real estate marketing to get an edge against other competitors. They have been involved in many challenges of the market that brings them where they are right now. Most agents are flexible and some are risk-takers while others are born with a talent of bringing the best to their clients, thus becoming a trusted individual broker in the community.

But what else bring real estate brokers closer to their success? It’s about knowing their responsibilities as brokers of the state. It’s complying with the state laws and regulations of the state which they embody in their everyday lives as a professional real estate broker.

Among the responsibilities of these brokers in the state of Texas is the completion of their mandatory continuing education (Texas MCE) as an imperative for their license renewals. It is a requirement these licensed brokers shall need to submit and get verified by the state commission to continue as an active license holder of the state for real estate, every odd or even year from the date they first acquired their license.

Aside from that, there are also other broker responsibilities that they need to be reminded of. Below are among the following:

1.    Assisting clients in the process of buying and prospecting properties. Brokers are meant to help clients in terms of looking for the best properties in the market, creating competitive analysis reports for investment purposes of these clients, supporting them in terms of negotiating with other property owners, etc.
2.    Working closely with prospect clients and ensuring confidentiality on their agreements. Confidentiality on agreements, either verbal or written – is one of the responsibilities of brokers. They are accountable to every agreement they make with clients, and with every transaction they work with other prospects.
3.    Monitoring transactions, closings and negotiations of the salesperson. If brokers have salespersons working with them, they should also closely monitor the activities of their salesperson to ensure that they are aligned with your perspectives in real estate marketing.
4.    Keep up with the current market trends, and regulatory provisions. Brokers should be able to adapt with the changes in the real estate market. They should be flexible and continuously learn new ideas in real estate that may help them cope well as the market evolves.
5.    Monitoring listings like MLS. Continuously monitoring properties listed for sale, sold properties and new properties in the market. MLS provides buyer-seller. According to Wikipedia, the purpose of MLS for brokers “is to provide a unilateral offer of compensation by a listing broker, to other broker participants in that MLS”.
6.    Completes their license renewal requirements in time. A responsible broker in Texas should know when he or she needs to complete his or her Texas RE CE. The license and certification verifies that the broker embodies the principles and regulatory provisions existing in the state of Texas for real estate and marketing.
