Washington Real Estate Fundamentals introduces learners to the real estate industry, beginning with a look at real estate as a career. Lessons explore concepts and types of real estate ownership, personal property, air and water rights, estates, and factors that affect land use. Then the course tours the world of contracts, looking at how they are classified, created, performed, enforced, and discharged.

Learners will gain a thorough understanding of agency relationships, fiduciary duties, listing agreements, and the importance of proper agency disclosure. Deeds, title, and title insurance are also discussed. The course provides an overview of real estate valuation, summarizing types of value and approaches to appraisals. A quick tour of escrow and settlement is next before learners delve into real estate finance. The module explores types of mortgages, lenders, and markets, the loan process, and lending regulations.

Next is an exploration of property management, introducing leases, leasehold estates, types of properties, and fair housing. Washington Residential Landlord-Tenant Act, property management agreements, and evictions are also discussed. The license law portion examines the laws and rules governing the licensing and conduct of real estate professionals, the Real Estate Commission, disciplinary actions, and unprofessional conduct.

The fair housing module delves into anti-discrimination laws, protected classes, prohibited practices, HUD enforcement, and fair housing guidelines.

Washington Real Estate Practice. This 30-clock hour course is part of the Broker Prelicense requirement of 90 clock hours. The Practices course is to be taken after the 60-hour Washington Fundamentals Course. It is designed to teach the latest themes and topics including major subjects such as Agency Relationships, Listing Agreements, Evaluating and Pricing Property, Negotiation, and Sales Techniques, Purchasing and Sales Agreements, Residential Finance and The Closing Process, and much more. After you pass the Fundamentals course and this new Practice course you may sit for the WA license exam.
