What Are Alabama's Real Estate Pre-Licensing Education Requirements?

AREC requires 60 hours of pre-licensing coursework from an approved provider like AgentCampus by 360training. The commission requires you to spend at least 10 days working through the material.

Your course's final exam has to be proctored (supervised to ensure there's no cheating). You'll also need to pre-register with AREC for your temporary ID number before you take the final. Your course provider needs it to send your course credits to AREC.

Who is Eligible to Become a Real Estate Agent in Alabama?

To be eligible for a real estate license in Alabama, you need to:

  • be a U.S. citizen, permanent resident alien, or lawfully admitted alien
  • be 19 years of age or older
  • have a high school diploma or equivalent
  • have no felony or crimes of moral turpitude convictions on your record
  • have no real estate license rejections or revocations in the last 2 years (by any real estate licensing board)

If you're worried about your eligibility due to your criminal or professional record, you should apply for a Determination of License Eligibility with AREC before you undergo the expense of a licensing application.

What Else Do I Need to Do to Earn My Alabama Real Estate License?

After you've completed your pre-licensing coursework and passed your proctored final exam, it's time to:

  1. Take your official licensing exam with the state
  2. Find an active, licensed broker to sponsor your application
  3. Submit your real estate salesperson's temporary license application
  4. Get fingerprinted for a background check

If your application is approved, AREC will issue a temporary license.

What is the Alabama Real Estate Licensing Exam Like?

You'll need to take your licensing exam within 6 months of completing your pre-licensing course. We highly recommend our exam preparation course with practice exams to help you ace the test on your first try.

The exam is administered by a third-party testing company named PSI in several locations throughout the state. It consists of 100 national topic questions (with a 2.5-hour time limit) and 40 Alabama-specific questions (with a one-hour time limit).

You'll get a score report before you leave the testing center. If you pass, they'll give you the license application on the spot.

What is the Deadline for my Alabama Real Estate License Application?

You have 90 days after passing your state licensing exam to turn in your application. You have to find a sponsoring broker to sign off on your paperwork. They'll be legally liable for your actions once you're licensed.

In addition, you need to get a fingerprint-based background check through AREC's approved processing company. AREC recommends submitting your fingerprints the same day you submit your application. The timing matters because AREC will only have access to the background check for a limited time after you're processed.

What Are the Real Estate Post-Licensing Requirements in Alabama?

After you pass the state licensing exam, Alabama issues a temporary license. Temporary licenses can remain active for the first 6 months.

If you want your temporary license to remain active, you have to complete 30 hours of post-licensing coursework with an approved provider, pass the proctored final exam, and submit your permanent license application (which Alabama calls your "Original License Application") before six months are up.

If you don't meet the six-month deadline, your license will lapse into inactive status. You'll have an extra six months to complete the coursework and permanent application, but you won't be able to practice real estate during that time.

Twelve months after your temporary license is issued, it will lapse entirely. You'll have to begin the application process from scratch if that happens.

How Often Does an Alabama Real Estate License Have to Be Renewed?

In Alabama, all real estate licenses have to be renewed by August 31st of every even-numbered year (2020, 2022, 2024…etc).

In other words, everyone renews on the same date once every two years. By necessity, your first renewal period will be shorter. How short will depend on when your permanent ("original") license was issued.

What Are Alabama's Continuing Education Requirements for Real Estate?

Alabama requires you to complete 15 Continuing Education hours from an approved provider every two years, including:

  • 3 hours of Risk Management, Level 1
  • 3 hours of Risk Management, Level 2
  • 9 hours of AREC-approved electives

Continuing Education hours are due by September 30th of even-numbered years (a month after your renewal application).

CE requirements don't apply to your first renewal cycle. Your post-license courses count towards your CE, instead.
