What Are Texas's Real Estate Pre-Licensing Education Requirements?

TREC requires 180 hours of pre-licensing coursework from an approved provider like Agent Campus by 360training. The educational hours are divided into 6 courses that are 30 hours each. By TREC's rules, you can't spend more than 12 hours a day on required courses.

TREC also requires each course's final exam has to be proctored (supervised to ensure there's no cheating). This often involves an in-person test at a limited number of locations. However, we offer on-demand recorded proctoring, so you can complete everything from the comfort of your own home.

Who is Eligible to Become a Real Estate Agent in Texas?

To be licensed in Texas, you need to be a U.S. citizen or lawfully admitted alien, as well as a Texas resident.  You must be 18 years of age or older.

You also need to meet TREC's qualifications for honesty, trustworthiness, and integrity – if you have any blemishes on your civil, criminal, or professional record, you should request a Fitness Determination with TREC before you undergo the expense of a licensing application.

What Else Do I Need to Do to Earn My Texas Real Estate License?

Aside from taking the required pre-license courses with a TREC-approved course provider, you should:

  1. Complete your "inactive" licensing application with TREC, online or by mail.
  2. Get fingerprinted by the Texas Department of Public Safety for a background check.
  3. Pass the official licensing exam.
  4. Find a sponsoring broker to upgrade your license to an "active" one.

Most of these steps have associated fees. You can find them listed on TREC's website.

Within one year of your application start date, you need to complete all steps of the process.

What is the Texas Real Estate Licensing Exam Like?

Texas's real estate license exam is administered by a third-party testing service named PearsonVUE in testing locations throughout the state. It consists of 85 national topic questions (with a 2.5-hour time limit) and 45 Texas-specific questions (with a 90-minute time limit). That's 4 hours total.

You'll learn whether you passed or failed before you leave the testing center.

We highly recommend you take advantage of our exam preparation course with practice exams, because taking the exam more than once gets expensive.  You'll need to pay the testing fees each time you take the state licensing exam.  If you fail the state licensing exam 3 times, Texas requires you to seek additional education in the sections you failed before you can test again. 

What is Texas Real Estate Sales Apprentice Education or "SAE"?

Before your first license renewal, Texas requires you to take a special set of courses they call Sales Apprentice Education (SAE). If you're familiar with the concept of "post-license" courses in other states, SAE is similar.

What are Texas's Sales Apprentice Education (SAE) Requirements?

TREC requires 90 hours of qualifying SAE courses before your first renewal, as well as the 8 hours of Texas Legal Updates that are required for every renewal. All of these courses must be completed before the end of your second year as an agent.

SAE courses must have a proctored final exam – with us, you can meet this requirement with on-demand recorded proctoring on a home computer.

Your course completion documents need to be submitted to TREC at least 10 days before you apply for license renewal or your application won't be accepted. Unlike continuing education for future renewals, it's not possible to defer SAE courses.

How Often Does a Texas Real Estate License Have to Be Renewed?

You need to renew your Texas salesperson license every two years (24 months). You need to complete continuing education requirements all renewal cycles except your first.

What Are Texas's Continuing Education Requirements for Real Estate?

All licensees must complete 18 hours of Continuing Education, including 8 hours of TREC Legal Updates.  Supervising brokers must also take a 6-hour Broker Responsibility course.  The remaining hours are electives.

All continuing education must be completed with a TREC-approved provider like us.

What Else Is Required to Renew My Texas Real Estate License?

TREC will send a renewal notice 90 days before your expiration date—after that, you're eligible to renew. 

You should make sure that your CE completion documents are submitted AT LEAST 10 days before submitting your renewal application—if TREC doesn't have a record of your CE when you submit your application, you'll have to pay a $200 CE Deferral Fee or renew as an inactive license.

TREC gives you a six-month grace period after license expiration to renew.  After six months, you'll have to go through reinstatement proceedings. After two years, you'll have to reapply for a new license.
