Real Estate licensing in Florida is complicated and it can be daunting to research and understand what's involved. That's why we've created a 4-step guide for you so there are no more surprises. Take the first step in starting your new career in Real Estate by learning what the process is below:

Step 1: Complete Your Education Requirements.

The Florida Real Estate Commission requires completion of a FREC-approved, 63-hour prelicense course. The applicant must also pass a final exam related to the course material. The state of Florida requires all candidates looking to become a licensed real estate sales associate to complete this educational requirement prior to taking the state exam. You can take the class in person or online via an interactive training course.

Step 2: File Your State Application.

You can start the application process before enrolling, while taking, or after completing your required Florida prelicense course. The approval process can take up to 3 weeks, so the faster you get the application submitted, the sooner you can take the state exam. The application can be completed online through In addition to completing the application and paying the associated fees, you will also have to be fingerprinted. These can be transmitted electronically at one of these Electronic Fingerprint Sites.

Step 3: Pass The State Exam

You will receive notification that you are approved to take the state exam if you have met all the previous requirements. You will have to schedule your exam with the proctor (currently PearsonVUE), and then show up and take the electronic test at the appropriate time. How you prepare for the State Real Estate Exam is up to you. Some candidates claim that the prelicense coursework was enough to help them pass, other students say they would not have been able to pass if they had not taken an Exam Prep course. An Exam Prep course could be the right choice for you if you want the best chance of passing on the first try. Make sure the Exam Prep course you choose offers:

Step 4: Activate Your License

They can add you to their license through their online account, or you can print out the activation application, have your employing broker sign it, and then mail it in.
