So, how do you become a real estate agent? The simple answer is taking a pre-license course, passing an exam, and finding a broker to work under. The long answer is a little more complicated, so let’s dive in! 

General Real Estate License Florida Requirements

If you want to buy and sell a home for compensation, you must have an active Florida real estate license from the Florida Department of Business and Professional Regulation (DBPR). The general Florida real estate license requirements for obtaining a Florida real estate license include:
 

  • Be at least 18 years of age
  • High school diploma or equivalent
  • U.S. Social Security number
  • Complete 63 hours of approved pre-licensing instruction within the last two years
  • Pass the course final exam 
  • Submit fingerprints 
  • Complete the license application 
  • Pass the Florida Real Estate Exam 

Licensing requirements are developed at the state level by a state regulatory agency, such as a board of realty regulation, real estate commission, or department of Licensing. License law enacted by state legislatures is designed to protect the public from unqualified, unethical real estate professionals. 

Moreover, in Florida, there are both a Florida sales associate license and a Florida broker license. Sales associates work for an affiliated broker, often as an independent contractor, who trains them, supervises their activities, and pays them commissions from completed sales. Two years of experience as a sales associate is one of the Florida broker license requirements

Steps for Getting a Florida Real Estate License

Here is a breakdown of the steps you should follow to get your Florida real estate license:  

1. Eligibility  

Before starting the process, ensure you meet the basic requirements:

  • Be at least 18 years old.
  • Have a high school diploma or its equivalent.
  • Have a U.S. Social Security number.

2. Pre-Licensing Education 

  • Complete a 63-hour pre-licensing course approved by the Florida Real Estate Commission (FREC). These courses are available from various providers and can be taken online or in person. 
  • You must pass the course final exam with a score of 70% or higher. If you fail the exam, you may retake it once within the year of the original exam. 

3. Submit Fingerprints 

  • Once you have completed and passed your course exam, get your electronic fingerprints taken at an approved location 5 days before submitting your license application. The DBPR uses these fingerprints for a background check.  

4. Complete the License Application 

  • Apply for a sales associate license with the Florida Department of Business and Professional Regulation (DBPR) and pay the required fee. Once your application is approved, you will receive a notice from the DBPR with an attached RE Application ID number. 

5. Florida Exam 

  • Once your application is approved, you'll be authorized to take the Florida Real Estate Sales Associate Exam. 
  • The exam tests your knowledge of Florida real estate principles, practices, and laws.
  • Prepare for the exam by reviewing the materials from your pre-licensing course and consider taking practice exams or enrolling in exam preparation courses.
  • Schedule and take the exam through Pearson VUE, the testing service that administers the exam for Florida. 
  • You must pass the exam with a score of at least 75 out of 100.

6. Activate Your License 

  • Once you pass the state exam, you can activate your license through your online DBPR account or using the appropriate paper form. If you don't activate it immediately, your license will be issued in an inactive state. 

Moreover, to become a real estate agent, you must complete post-license education. Within the first two years of obtaining your initial sales associate license, you must complete a 45-hour post-licensing course approved by FREC. Failing to do so will result in the loss of your license.

Additionally, as a new sales associate, you'll need to work under a licensed real estate broker. Choose and join a licensed real estate broker to sponsor and oversee your activities. It's a good idea to research different brokerages before choosing one, as they can offer various training, mentorship, and commission structures. 

Don’t forget to complete ongoing Florida real estate requirements. After the initial post-license course, you'll need to renew your license every two years. This requires completing 14 hours of state-approved continuing education before each renewal. 

States periodically update their requirements, so it's a good idea to check the  Florida DBPR website periodically to stay up to date. Always consult with the Florida DBPR or the Florida Real Estate Commission for the most current requirements, as they can change over time. 

What Is the Average Salary of a Florida Real Estate Agent?

According to Salary.com, the average salary for a Real Estate Sales Agent in Florida is $43,154.  This salary range typically falls between $42,158 and $54,891. However, this varies depending on location and an agent's niche and motivation. 

Real estate agents typically follow a commission structure. They earn from the commission generated from home sales rather than a fixed salary. Based on a survey from FastExpert agents, the commission rate for real estate in Florida stands at 5.53%, closely mirroring the national average of 5.57%. This commission is typically divided equally between the agent representing the buyer and the agent representing the seller. 

To put it into perspective, in Florida, the average home purchase price is around $356,000. With a 6% commission rate on the sale price, this translates to $21,360.

Who is eligible to apply for a Florida real estate license?

To get your Florida real estate license, you have to be over 18, show proof of a Social Security Number, and have a high school diploma or GED.

How do I apply for my Florida real estate license?

Florida requires you to submit your fingerprints at least 5 days before your salesperson license application. Fingerprinting and application can happen before or after the pre-license course.

Once you complete your pre-license course, you have 2 years to successfully pass the official license exam. If you miss that deadline, you'll need to repeat the coursework.

To activate your license, you need to "hang" it on a sponsoring broker. That means associating yourself with a brokerage firm who will be responsible for your actions and perform certain transactional duties that a salesperson cannot.

When do my courses expire? 

Your courses will expire one (1) year after you purchase them (the date you submit payment), unless the course itself indicates otherwise.

What if I need a refund for my training course?

  • Your purchase was made no more than 72 hours prior to your refund request.
