Complete Texas SAE Coursework Online

The Texas Real Estate Commission (TREC) first renewal requires a total of 270 qualifying real estate course hours. If you obtained your license by submitting 180 hours of qualifying courses, you will need an additional 90 hours of elective SAE courses, plus 4 hours each of Legal Update I and Legal Update II courses. Sales agents who have been made a supervisor by their broker must also take the 6-hour Broker Responsibility course to renew. Effective 10/1/23, the 30-hour Real Estate Brokerage course must also be completed as part of the SAE requirement.

Pass Your Proctored Final Exams (From Home!)

SAE courses must have a proctored final exam. TREC wants these tests to be administered by a third party to ensure there's no cheating. Usually, this involves an in-person test with an eligible proctor. You can take your exams that way if you prefer.

  • The employees at official testing or learning/tutoring centers;
  • Librarians at a school, university, or public library;
  • College or university administrators, faculty, or academic advisors;

  • An authorized notary.
  • Members of the court system – Judge, justice of the peace, magistrates, and prosecutors.

Complete Your First License Renewal

Once you've passed each final, you'll get a certificate of completion. You can take your renewal courses any time in your first two years – just make sure you file copies of your certificates where you can find them.

You can't begin the renewal process until you receive your renewal notice. TREC will send this out 90 days before your expiration date.

What is Texas SAE Training?

Texas SAE training is for Texas real estate agents that are renewing their real estate license for the first time. Completing this Texas SAE training is not only a TREC requirement, but is also one of the most crucial steps for realtors looking to further their career. This program is designed to review key real estate fundamentals, while introducing new topics that will be helpful in the field. Texas SAE training is usually packaged into several 30-hour courses. From there, students will have to select three elected sections that will help them complete the remaining 90 hours off of your first-time renewal requirement. You can choose between:

  • 335 Real Estate Law (30 Hours PDF)

  • 532 Marketing II - Negotiation Techniques (30 Hours PDF)

While these 30-hour courses may seem daunting from afar, agents end up learning crucial real estate elements from the material packages inside each individual program. In addition, today’s training providers host these courses online, allowing agents to complete their Texas SAE training from anywhere.

Where Can I Get Texas SAE Training?

If you are set to renew your license for the first time, you can start your SAE online with a TREC-approved training provider. Technically, real estate agents need to complete a total of 270 qualifying real estate course hours before your initial license expires. This number may sound unattainable, but it's important to remember that this number takes into account the 180 hours of pre-license coursework that agents have already completed to earn their license in the first place. This means Texas real estate agents will then have to complete the remaining 90-hours with SAE courses. In addition to these subjects, some states may require additional course hours. In Texas, real estate professionals must complete a 90-hour SAE package with eight hours’ worth of Legal Update I & II.

When Should I Start SAE Training?

The Texas Real Estate Commission will send you a license renewal notice about 90 days before your expiration date. Take note that you cannot renew your license until you receive this notice. After that, you will have up to six months after the expiration date to renew your license. When choosing your SAE courses, make sure you do NOT repeat the same package within a 2-year period or it won’t be credited. It is advisable to take SAE as soon as you’re allowed to so that you’ll have a much easier path into renewing your license. Lastly, if you’ve been a supervisor before your period for renewal, you may also need to take the 6-hour Broker Responsibility course to renew.

Is Continuing Education the Same as SAE?

No.  License renewals happen every 2 years in Texas. Every renewal requires 8 hours of TREC Legal Update education.

The first renewal requires a total of 270 qualifying real estate course hours. If you obtained your license by submitting 180 hours of qualifying courses, you will need an additional 90 hours of elective SAE courses, plus 4 hours each of Legal Update I and Legal Update II courses. Sales agents who have been made a supervisor by their broker must also take the 6-hour Broker Responsibility course to renew.

This package is intended for your first renewal. If this is NOT your first salesperson renewal, you need to take Continuing Education package instead.

How fast can I get through the courses?

You need to spend at least as much time in each course as the credit hours it's worth, but you can’t earn more than 12 hours' credit per day.

TREC reinforces this rule based on how many days you spend in each course and whether there is overlap between courses.  Each 30-hour qualifying course has to have at least 3 days between starting and completion. You also can't start and finish more than one qualifying course within the same 3 days.

TREC will not accept your certificate of completion for any one course unless 3 days have elapsed since the date/time you started it.
